In Ireland The second hand Car Markets Decline

Posted: March 16th, 2010 | Author: Jepan Mihai | Filed under: Cars | Tags: , , , , | No Comments »

As the world recession hits hard its no wonder that the sale of new cars are down by 60% in Ireland since January 1st to date. This wont change for a while yet.

Those that have money will not go out splurging it on expensive new cars (what will the neighbors say) and are adopting the attitude of wait and see what happens in the economy.

Those that have second hand cars are also not changing their car unless its knackered or crashed and are repairing it instead. Ask any mechanic and he will tell you he has never been busier. So too are all those industries associated with the motor industry from the guy who repairs second hand clutches to the scrap yards and car breakers as recycling parts is now the in thing to do.

Before when Ireland was at its peak people were buying new cars or replacement cars when the repair bill was more than 200 euro, getting money on their old car and upgrading to a better car.

Now however the money is tighter, banks aren’t lending and people who had no problem getting loans a year before now couldn’t rent a bike as the credit disappears.

Recently brought to my attention was a guy who was exchanging his 07 land cruiser because the tyres were bald. He could afford to pay the loan, but not the 1200 euro to replace his tyres.

Now the banks will not give loan approval on another vehicle and he’s stuck with a vehicle he can’t a repair as is the situation with lots of people in Ireland today. So what do we do.

Simple answer is nothing as long as the economic crisis continues then the car dealers will not sell cars, new or second hand and will not see the record breaking figures of two years again.

Car sellers with motors for sale will now have these cars on their forecourts for a long time to come.

Cairns Real Estate – Investment Properties With Potential

Posted: March 15th, 2010 | Author: squadron | Filed under: Blogging | Tags: , , | No Comments »

Real estate is a popular investment choice, for those with stored capital or disposable income. Investment properties offer many advantages, including tax breaks / benefits and high returns. However, before investing your money in property, it is important to have researched your location, purchasing options and economic situation.

The city of Cairns, located in beautiful Tropical North Queensland, Australia, is a popular place to invest in real estate. Bordered by two World Heritage sites, the Great Barrier Reef and Wet Tropics Rainforests, Cairns is visually attractive, has a relaxed tropical ambience for residents and attracts domestic and international tourists in their hundreds of thousands. It is the ideal place to invest in a holiday home or unit, which can be leased out at premium rates.

However, before you leap into the Cairns property market, let’s review the current state of play. Like anywhere else, property price fluctuations in Cairns are driven by supply and demand. High demand and low supply equals high prices and vice versa.

Geographically, Cairns is a coastal city bordered by rugged mountain ranges, which are protected against hillside development. Therefore, Cairns development opportunities are limited to a thin band of land that sits between the beach and the mountains. Couple this with the fact that Cairns and Tropical North Queensland is predicted to experience exponential population growth over the next two decades, increasing from its current level of around 158,000 to 210,000 by 2036 and you have a critical land supply issue. Hence, property demand will be high, leading to high returns for long term property investors.

In other ‘good news’ for Cairns property investors, the Tropical North Queensland region was hard hit by the Global Financial Crisis (GFC). Tourism, the region’s main money spinner, was down 15% in 2009. Indeed, the median house price for the Cairns region, as at the end of September 2009 was $355,000, down 5.3% from $375,000.

What does this mean for investors? It means the market is currently flat, but expected to rebound strongly in 2010 and future years, making this the perfect time to snap up a well priced Cairns investment property.

Another positive for Cairns property investors is the rental market, but you need to take a longer term view on this before seeing a return. The rental market in Cairns has suffered of late, with prices for houses and units in late 2009, down on results from the same time frame in 2008. This was due to a large amount of property coming into the market during that time.

However, the GFC also hit Cairns’ major property developers hard, with many of the city’s big players, like Hedley Constructions, CEC Group and CMC Cairns, suffering major financial losses, with two of those three going into liquidation or voluntary administration in 2009. As a result, construction on new properties has slowed substantially across Cairns and the region. This means that in the coming months and years, as the population grows, vacancy rates will shrink and rental prices will increase again.

In summation, Cairns and Tropical North Queensland has weathered the worst of its economic storm and is beginning the rebound process in 2010. At the moment, it is the buyers market and property prices are low. For investors willing to make a long term commitment to one of Australia’s top three tourist destinations and Queensland’s fastest growing population centers, high returns are sure to follow.

Car insurance advice

Posted: March 14th, 2010 | Author: Tom Martens | Filed under: Cars | Tags: , , , , , , , | No Comments »

If you own and drive a car, you need car insurance. But how do you know what policy to buy?

First of all, make sure you understand what the policy does and does not cover. If the policy doesn?t provide the coverage you need, then ask your insurance provider to come up with a new policy quote. While you are required to have car insurance, you also need to make sure the insurance coverage will take care of you in case of an accident or vehicle breakdown. Get all insurance quotes in writing. Having a written record of the quote prevents the car insurance provider from trying to raise the price on the premium if you decide to purchase the insurance.

If you own a home or have life insurance, bundle your policies. That means you purchase all your insurance policies from the same provider. This can provide significant savings on all your insurance policies, and it simplifies your life because you are dealing with one insurance provider for all your needs instead of several insurance providers.

One of the major factors in computing how much you pay for auto insurance is where you live. Generally, coverage is more expensive in urban centers than in rural areas, especially if you own an expensive car. The more expensive your car, the more expensive your insurance. When buying a new car, you will also want to check your car’s safety rating. Safer cars are less expensive to insure, while any kind of customization or “flash” will drive insurance costs up.

Ask your agent what kinds of discounts may be available to you. There may be breaks for members of the military, women, seniors, households with multiple drivers, and holders of bundled policies. You may get a reduction on your premium if you belong to certain clubs and organizations, like the AARP. If you have a teen driver who is a good student, ask about good student discounts. Insurers view good students as lower-risk, and charge lower premiums. Your teenager may also get you a substantial reduction in premium costs if he or she takes defensive driving or a basic driver ed course.

Finally, it’s always a good idea to shop around. Get multiple quotes on your auto coverage. There’s always a possibility that another company will offer you better coverage at a lower price?it happens all the time. The insurance companies make it easier to shop around that it used to be, especially if you are comfortable looking for coverage on the Internet. Do you research to find out the discount programs that may save you money, the risk assessment for your neighborhood, and the safety rating of your vehicle? Going to your insurance broker armed with information makes it much more likely you will get the lowest possible rates.

No matter how large or how small your insurance needs, always deal with professional, authorized insurance agents. They will help you determine exactly the coverage you need and answer all your questions.

How Does Laser Hair Removal Work?

Posted: March 13th, 2010 | Author: squadron | Filed under: Blogging | Tags: | No Comments »

Laser hair removal is one of the most common cosmetic treatments performed today, with many people wanting to eliminate excess hair in this manner rather than the more time consuming traditional methods. Waxing, shaving and plucking only produce short term results and can be associated with with unwanted side effects.

Laser hair removal has been shown to be fast, gentle and effective and is becoming more popular as people recognise the benefits it can offer. This procedure can be a solution for sufferers of ingrown hairs and shaving rash as the hair is removed and the associated maintenance with having to wax or shave is no longer needed to keep the area free from hair. Laser can be utilised safely on many areas of the face and body, and after several treatments a significant reduction in the number of hairs will be evident.

Laser is a single wavelength of light which is pulsed onto the skin in the treatment area to in order to reduce the number of actively growing hairs. The light energy converts to heat once absorbed into the hair shaft thus damaging the follicle and preventing it from growing another hair. The process is called selective photothermolysis in which the laser targets the melanin rich hair follicle whilst bypassing the lighter colour of the skin.

This heating of the hair follicle is what is felt during treatment resulting in a slight pinching sensation. It is important that laser hair removal treatments are accompanied by a cooling mechanism to reduce discomfort from the treatment and protect the skin whilst ensuring the treatment is delivered effectively. The length must be removed off the hair prior to treatment (usually by shaving) to ensure the energy is transferred to the base of the follicle where the cells responsible for hair growth lie. This process damages the cells responsible for growing a hair if it is in the active or anagen stage of growth.

Several treatments are required as not all hairs are in the active stage of growth at one time, though a reduction in the number of hairs should be noticed after each treatment. Subsequent treatments are usually performed when the next phase of hairs appear in around 4 – 5 weeks time. Hair that regrows will be fine and sparse and these are the hairs that will be targeted in the next treatment. During a course of laser hair removal treatments it is important that the skin remain as pale as possible as this results in a more effective treatment as well as minimising unwanted side effects. Tanning and solariums should be avoided and fake or chemical tans should not be used at least 1 week prior to treatment.

Post treatment it is advisable to keep the area cool for the next several hours, so avoid sun exposure as well as hot baths/sauna/spa’s. The hair remains in the follicle post treatment and gradually moves up and sheds within approx 2 weeks.

No waxing or plucking should be done in between treatments; however the area can be shaved if needed. Removing the hair with waxing or plucking during the course of laser hair removal treatments will render the treatments less effective as there will be less hair present to treat. Costs vary depending on the area and the amount of hair growth of the individual, as will the number of treatments required.

Don’t Let Car Thieves Get Your Car When Driving On Your Holiday

Posted: March 9th, 2010 | Author: Dorothy Yamich | Filed under: Uncategorized | Tags: , , , , , , , , , , , , , | No Comments »

In these difficult financial times most folks need vacations more than ever. And people also want to save a lot of money if they can. One economical solution is to take the family car and drive to and from your holiday destination instead of flying.

If you plan to drive, it may also make sense to take some steps to protect yourself and family from car theft. Having some car thief steal your car, luggage, or other items of value from your trunk could really put a damper on what was supposed to be a fun-filled and enjoyable trip.

Even though you take all the numerous precautions to prevent auto theft when you travel, very determined professional car thieves can still take any vehicle if they want it badly enough. Do you remember the action movie Gone In 60 Seconds that starred Nicolas Cage? However, you still can really reduce the chances of becoming a victim of auto theft to near zero.

Many of these auto theft preventative measures are common sense and cost nothing to do. So it might make sense to implement them not only when you travel by car on your holidays, but also in your every day driving.

First, to start with, you should never take for granted that you are immune from auto theft when traveling, or that your vehicle is not worth stealing.

Keep in mind that sometimes these thieves are after more than your vehicle, luggage, or any valuables that might be in your car. They may only want an older car to take a joy ride in or steal it for its parts.

They might also be after your vehicle documents for identity theft, or they could be contemplating robbing your residence while you are away on holidays. Where would they find this important information? From the auto registration and car insurance papers which are usually located conveniently in the vehicles glove compartment.

The best way is to eliminate this problem is to keep these documents on your person at all times when traveling on your vacation.

The second best way is to reduce this problem by hiding these documents really well in the trunk of your car. Some police forces in cities that have high auto theft crime incidents recommend this. Remember to tell everyone who is traveling with you where these documents are hidden in the trunk.

Here are some more ways you can lessen the chances of having your holidays wrecked by car thieves. If you can manage to implement some of these suggestions, you will really lessen the chance of becoming a victim of auto theft when you travel.

Close all of your vehicles windows tightly and lock all the doors when you park it anywhere, even if its only for a minute or two.

A real invitation to lose your vehicle is to leave it idling while unattended. Under no circumstance should you ever do this. Don’t even think about it.

Similarly, don’t leave your vehicles keys in the ignition or hidden anywhere in car. That includes a second set of keys. Car thieves will easily find any keys hidden in the usual places very quickly. Keep an extra set of keys with you.

Do not leave any valuables in your vehicle, even if they cant be seen from the outside of your car. If possible, you should take them with you.

However, if you have no choice and have to leave valuables in your vehicle, make sure that they are locked in your trunk. When you do this, look around and make sure that no one is watching what you’re doing, or better still stop, pull over, and put them in your trunk before you arrive at your destination. Prying eyes may be anywhere.

When parking your vehicle in public areas, turn you front wheels either to the left or right before turning your ignition off. This will engage the steering wheel locking mechanism in the steering column which can make your car a little more difficult to steal.

Engaging the emergency brake after you have parked and turned the motor off may also make your vehicle harder to tow away.

For front wheel and rear wheel drive vehicles you should park them somewhat differently when in an underground garage. Front wheel drive autos should be parked nose in and the rear wheel drives, nose out. Then just turn your tires to the left or right. Again, this may make your car harder to tow.

Its always best to park in an attendant controlled parking lot rather than an unattended one. If it is a place where there is valet parking, only give the attendant your door and ignition key. They don’t need any of the other keys on your key chain.

In public places at dusk and at night, always park in a well lighted area that has a lot of pedestrian traffic. Keep in mind that most auto thieves prefer to work under the cover of darkness.

If possible, avoid parking next or near to any obstruction, such as a large truck, fence, hedge, or anything that blocks an unobstructed view of your vehicle to vehicular and pedestrian traffic.

When you’re staying in a place that has secured, gated parking, be certain that the gate has completely closed after entering or leaving so that a thief does not sneak in to the parking area where you are staying.

If you observe any suspicious activity like a person or group of people milling around or near your vehicle you should call the police.

Here are some of the anti-theft devices that you can install for maximum protection. You may have some of these products already installed in your vehicle.

You can use an easily visible after-market steering wheel lock bar. Most car thieves will likely move on to easier prey/greener pastures. Other less visible after-market products are gas pedal locks, brake pedal locks, or armored collars that fit around the steering column which protects the ignition. For the manual shift vehicles you can also use after-market shifter locks. These items are effective but not as highly visible to prying eyes.

Another thing that you can do is have your mechanic install a hood lock that will prevent easy access to your vehicles battery including the security system.

A loud vehicle alarm system and a highly visible alarm sticker on your windshield can be worth its weight in gold when combined with the addition of a number of other anti-theft security options.

The best vehicle protection is a passive electronic immobilizer which disables the motor when you turn off the ignition. Its not an inexpensive device to have installed but its well worth it for your peace of mind. There are other benefits you may receive when you install an electronic immobilizer in your car. Some auto insurance companies will offer a discount on your policy if you can show documentation that you’ve had one installed. You also could get more money for your vehicle if you decide to sell it down the road.

Last, but not least, you should make sure you have enough insurance coverage on your vehicle including theft and damage before you travel on vacation.

The Best Way To Make Last Minute Travel Arrangements

Posted: March 9th, 2010 | Author: Thomas Clarke | Filed under: Uncategorized | Tags: , , , , , , , , , , , , , | No Comments »

Putting together a last minute trip is a hassle, and if it were not for the internet, would almost be impossible. The internet, though bad on so many levels, is certainly a benefit when it comes to booking last minute holidays and vacations. Imagine all of the long distance phone calls and calls to operators for numbers and all the people you would need to talk to before you could book a decent room and a flight to your destination.

Lets say you were going to take a commercial airline to your destination, you would first need to make numerous phone call to all the major airline, as a means of finding flight times and travel costs of each individual flight as well as what flights were still available. This would also need to be done in order to find a hotel room for when you finally arrive at your vacation destination. If you were planning to visit New York City, this would require you to get the telephone numbers for all the hotels in the area that you are looking to stay in. This would also mean that you will have to refer to a map of the area so that you can determine if the accommodations are actually in the area you are looking for. Once you have found the hotels in your desired area, you will then need to make phone calls to each of these hotels and check on cost as well as availability.

The only way to avoid the hassle of making all of these phone calls and keeping all of the information straight would be to hire a travel agent. And even if you did hire a travel agent, you couldn’t even be sure that you were getting the best rate and the best value for your money. Oh yeah, and not to mention that you had to pay the travel agent and the agent was probably getting a kick back from the airline they chose for you as well as the hotel.

All of these hassle and hidden expenses can be avoided these days, although there are probably a lot of unemployed travel agents floating around. Thanks to the power of the internet, or what used to be referred to as the information superhighway, but that, much like travel agents are outdated and irrelevant.

Need a hotel room? Check it out online. Need a flight? Check it out online. Need to rent a car? Again, check it online and find almost everything you need to plan that last minute getaway to the beach or the island or the mountains. Where ever you want to go, the information and ability to make the plans are only a few clicks away at any given moment. Get clicking.

Cheap Flights are often difficult to find, unless you know where on the internet to search. If you log onto www.expedia.com.au, you are sure to find international flights at a price that is affordable to you.
